Our extensive design experience, technical expertise and knowledge of regulations ensure a high rate of first time planning approvals for projects. As such the project can progress quickly and with minimal interruption to your lives.
We work closely with planners to ensure that there is a proper dialogue. This is particularly important when the design proposals are more bespoke or slightly larger than what the planners expect. For example, a councils planning design guidance may state that two equally sized small dormer windows that are set back from the gutter and below the ridge would be acceptable.
Where in practical reality this may not give much useable floor space for our client we try to push for slightly larger dormers in order to make the development economically viable.
A measured survey of your property will take approx. 2 hours for a mid-terrace or semi-detached house or flat. The survey will document the size of your home, the position of manholes and drainage.
A set of floor plans, elevations and cross sections of the dwelling as existing and another set for the proposed works. The proposed set of drawings will be amended and updated until you are satisfied with the proposals.
We will write a Planning or Design and Access statement which is required as part of the planning application. This is an illustrated report describing the design and proposal in detail and in regards to Planning matters. We will complete all of the council’s application forms as well as the majors Community Infrastructure Levy form.
We will submit all of the necessary documents and then keep an eye on the progress of the application whilst keeping you informed of any developments of concerns until its determination after 8 weeks.
Works and proposals to Properties which have permitted development rights do not need to submit an application for planning permission but there is the option if you prefer to submit a Certificate of lawful development application instead which also takes 8 weeks.
